What’s the difference between pre-qualification and pre-approval?

Pre-qualification is a rough estimate; pre-approval is a documented review with a credit check and a rate hold. Sellers take a true pre-approval far more seriously — and so should you.

How long does a pre-approval take?

Often the same day once I have your basic documents. I’ll send a short checklist and we can usually have you pre-approved quickly.

How long is my rate held?

Many lenders hold a pre-approved rate for up to 120 days. If rates drop before you buy, you typically still get the lower rate — you’re protected on the downside.

Does pre-approval guarantee my mortgage?

It’s a strong commitment subject to final property details and verification. I make sure your file is solid up front so the final approval is a formality, not a surprise (O.A.C.).
